Tread Manufacturing Terms
All hardwood treads are custom manufactured to order at our facility in Edgewater, Florida. Because each order is built specifically for your project, standard production lead times are approximately 3 to 5 weeks from final approval, receipt of deposit, and completion of all required measurements or shop drawings.
Wood is a natural material. Variations in color, grain pattern, mineral streaks, knots, and other natural characteristics are inherent to each piece and are not considered defects. Samples, showroom displays, website images, and previous projects are intended as general representations only and may not exactly match the final product.
Once production has begun, modifications to dimensions, wood species, profiles, finishes, or quantities may result in additional costs and extended lead times.
Customer acknowledges that all hardwood treads are custom-manufactured specifically for their project. As such, all signed orders, deposits, and payments are final, non-cancelable, and non-refundable once accepted by TF Stairs.
Stair System Terms
TF Stairs provides a complete turnkey staircase solution, including design coordination, shop drawings, engineering (when required), material procurement, fabrication, finishing, and professional installation. Standard project lead times are approximately 6 to 8 weeks from final approval of shop drawings, receipt of the required deposit, and completion of all field measurements or templating. Lead times may vary based on project complexity, material availability, and scheduling requirements.
Payment Terms
Payment shall be made as follows:
- 50% Deposit – Due upon acceptance of the proposal to secure production scheduling, engineering, material procurement, and project commencement.
- 40% Progress Payment – Due prior to fabrication completion and scheduling of delivery and installation.
- 10% Final Payment – Due upon substantial completion of the contracted scope of work.
Late payments may delay production, delivery, installation, and project completion.
Cancellation Policy
All TF Stairs projects are custom designed and manufactured specifically for each customer. Because materials are ordered, engineering is initiated, and fabrication is performed exclusively for each project, all signed agreements, deposits, and payments are final, non-cancelable, and non-refundable once accepted by TF Stairs.
Should the customer request changes after approval, additional costs and revised lead times may apply. If a project is canceled after acceptance, the customer remains responsible for all costs incurred through the date of cancellation, including but not limited to design, engineering, shop drawings, material procurement, fabrication, administrative expenses, and completed work.
Terms & Conditions
Site Rediness
The project site must be ready for installation upon TF Stairs' arrival. All structural framing, drywall, flooring elevations, finished wall surfaces, electrical rough-ins, and other required construction by others must be complete. Delays caused by an unprepared job site may result in additional mobilization, labor, travel, and rescheduling charges.
Field Verification
Final dimensions will be verified by TF Stairs prior to fabrication. Customer acknowledges that fabrication will begin only after final field measurements and/or templating have been completed and approved.
Delivery & Storage
Customer is responsible for providing a clean, dry, and secure area for material storage if installation is not performed immediately following delivery. TF Stairs is not responsible for damage to materials after delivery has been accepted.
Limited Warranty
TF Stairs warrants its workmanship against defects for one (1) year from the date of substantial completion. This warranty excludes normal wear and tear, abuse, misuse, structural movement, excessive moisture, improper maintenance, jobsite damage by others, and natural variations in wood.
Terms & Conditions
Wood Moisture
Customer acknowledges that wood is a natural material that expands and contracts with changes in humidity and temperature. Minor movement, seasonal gaps, checking, and slight variations are normal characteristics of hardwood and are not considered manufacturing defects.
Project Photography
TF Stairs reserves the right to photograph completed work for quality control and marketing purposes unless otherwise agreed to in writing.
Change Orders
Any modifications to the approved scope of work, materials, finishes, dimensions, engineering, or installation requirements must be approved in writing. Additional costs and revised lead times may apply.
Permits & Engineering
Unless specifically included in this proposal, permits, inspections, engineering calculations, structural modifications, and work by other trades are excluded.
Terms & Conditions
Site Access
Customer shall provide reasonable access to the project site during normal business hours. Additional labor or equipment required due to restricted access may result in additional charges.
Substantial Completion
Final payment is due upon substantial completion of the contracted scope of work, regardless of delays caused by other trades or minor punch list items that do not prevent normal use of the staircase.
Project Delays
If installation is delayed for more than thirty (30) days due to customer request, site conditions, scheduling conflicts, or delays by others, TF Stairs reserves the right to invoice for work completed, materials purchased, and products fabricated. Extended storage, remobilization, and additional travel costs may also apply.
