Terms, Conditions & Warranty
Effective Date: November 1, 2025
PAYMENT TERMS & WARRANTIES
To ensure efficient project execution and maintain steady production flow, the following payment structure is required:

10% Deposit: Due upon acceptance of proposal to secure the project and initiate shop drawings.

40% Progress Payment: Due upon approval of drawings and prior to fabrication start and materials procurement.

40% Progress Payment: Due upon delivery of steel and prior to finishing (tread staining and glass order).

10% Final Payment: Due upon completion of installation and final walk-through.
All materials are custom-made and non-refundable. Delays in payment may result in project hold.
1 YEAR WARRANTY
TF Stairs provides a 1-year limited warranty on all labor and materials supplied for this project, effective from the date of final installation.
This warranty covers:

Defects in workmanship
-
Structural integrity of stair treads, stringers, and railing components

Finish defects resulting from manufacturing (excluding normal wear and tear)
This warranty does not cover:
-
Damage caused by misuse, neglect, or improper maintenance

Modifications or repairs performed by others without written consent

Natural variations in wood grain, color, or texture
-
Movement or cracking due to humidity or climate changes
If a defect covered by this warranty arises, TF Stairs will, at its discretion, repair or replace the affected components at no cost to the client.
Orders are not subject to cancellation or refund once production has begun.
NOTICE: Color, grain variations, and veining are natural characteristics of wood and are not considered defects. These features showcase the uniqueness of each piece and may vary from samples or images seen in our showroom or website.
SITE PREPARATION
The site must be prepared and ready for installation. If the site is not ready after TF Stairs’ recommendations and our crew arrives, a trip fee of $1,200 will be applied to the next progress payment.
ADDITIONAL CLAUSES TO PROTECT TF STAIRS
1. Project Timeline & Delays
TF Stairs is not responsible for project delays caused by other trades, site conditions, permitting, or inspection issues. Delays caused by others that impact our schedule may result in rescheduling fees or adjusted completion dates.
2. Change Orders
Any changes to materials, design, dimensions, or scope must be approved in writing via a signed Change Order before work proceeds. Change Orders may affect pricing and project timelines.
3. Material Storage & Handling
Once materials are delivered to the job site, the client or general contractor assumes responsibility for their protection against damage, theft, or exposure.
4. Environmental Conditions
Interior humidity must be maintained between 35–55% before, during, and after installation. TF Stairs is not liable for movement, cracking, or warping caused by improper climate control or construction moisture.
5. Site Access
The job site must be safe, accessible, and free of obstructions for TF Stairs crews and equipment. Work areas must have functioning power and lighting unless otherwise arranged.
6. Safety & Liability
TF Stairs maintains general liability and workers’ compensation insurance. The client or GC must ensure that no other trades interfere with installation or create unsafe working conditions.
7. Trip & Re-Mobilization Fees
If TF Stairs must return to the site due to incomplete work by others, blocked access, or site unpreparedness, a $1,200/day re-mobilization fee will apply.
8. Final Inspection & Acceptance
Client or GC must inspect completed work within 48 hours of completion and report any concerns in writing. If no notice is received, the project will be considered accepted and complete.
9. Dispute Resolution
Any disputes will be resolved under the laws of the State of Florida. Mediation will be attempted prior to any legal action.
10. Non-Payment Clause
Work will pause immediately if payments are delayed beyond agreed terms. TF Stairs retains the right to file a lien in accordance with Florida Statute §713 to protect its interests.
